We are seeking a skilled Maintenance Technician to join our team. This position will be responsible for assisting with maintenance operations across five properties within our portfolio in the Madison, WI area. You will work collaboratively with other technicians to ensure that that all maintenance needs are efficiently addressed.
The ideal candidate will be a self starter with a positive attitude who is dedicated to providing the highest level of customer service. This position also requires the ability to be on call during after-hours on a rotating basis.

Job purpose
The Maintenance Technician is responsible, under the direction of the Property Manager, for the overall maintenance of the properties and all areas related to the day-to-day maintenance operations of the properties. The Maintenance Technician must maintain a professional and courteous manner with all residents, visitors, vendors and team members.
Duties and responsibilities

- Daily repair and upkeep of the property including all common areas and amenities
- Respond in a timely manner to all service requests in the apartment and commercial units, including but not limited to plumbing, electrical, appliance, HVAC, keys/locks, painting, drywall, doors and windows issues
- Maintain the grounds and assist the Grounds Specialist on a daily basis as needed
- Preparation of vacant apartments for occupancy according to company guidelines
- Maintain and track the inventory all of supplies and equipment owned by the property; communicate to Property Manager, Maintenance Supervisor or Vice President of Facilities Management when supplies need to be ordered/replenished
- Perform preventative maintenance as assigned
- Immediately report suspected lease violations to Property Manager
- Immediately report any safety issues found on the property to Property Manager
- Participate in after-hours emergency response rotation
- Other duties as assigned
Qualifications
- High School Diploma or GED Required
- Knowledge of power tool operation
- Attention to detail and takes great pride in the quality of their work
- Ability to maintain a positive customer relations attitude under all circumstances
- Ability to work independently with little or no supervision
- Proven excellent customer service skills

Working conditions
The Maintenance Technician is expected to maintain normal working hours of 8:00 a.m. until 5:00 p.m. (with an appropriate lunch break), Monday through Friday. The Maintenance Technician is also required to participate in the 24-hour emergency response rotation. Additional hours may be required on weekends and in the evening depending on the needs of the property. Must have valid drivers license and automobile insurance. The use of personal transportation may be required to inspect property and makes trips for the property.
Physical requirements
While performing the duties of this job, employees are regularly required to sit, walk and stand; talk or hear, both in person and by telephone; use hands repetitively to finger, handle, feel or operate standard tools and equipment; reach with hands and arms; and lift up to 40 pounds regularly and up to 100 pounds occasionally. Employees may be required to occasionally climb ladders, kneel and crawl. Specific vision abilities required by this job include close vision, distance vision and the ability to adjust focus.
