JOB TITLE: Painter
SUMMARY: Under the supervision of the Maintenance Supervisor, the Painter is responsible for painting and refurbishing vacated apartments to “new” condition updating resident rooms and also for the regular upkeep of common areas in the residential halls.
ESSENTIAL DUTIES AND RESPONSIBILITIES This summarizes the major essential duties and responsibilities regularly performed and normally assigned to this position. Listed below are the duties in descending order of importance and are as clear and specific as possible. Other duties may be assigned. May be necessary to assist in the evacuation of residents during emergency situations.
- Performs painting and minor structural work such as drywall repair/replacement; spackle and patch of drywall and wood; wallpaper hanging/ removal.
- Performs minor interior and exterior repairs to the buildings, grounds, equipment, and building/mechanical systems. Performs work requests for residents and staff members as directed.
- Requisitions supplies and equipment as authorized by the Maintenance/Housekeeping Supervisor. Reports supplies and equipment needs. Maintains records of supply/equipment purchases.
- Maintains tools and equipment in good working order. Keeps work areas and storage areas neat and orderly.
- Maintains inventory of supplies and equipment. Reports supply and equipment needs to the Maintenance Supervisor or Director.
- Stages work area in a safe manner to avoid safety conflicts. Completes tasks and assignments timely and efficiently.
- Conducts periodic inspections of clubhouses and common areas in the resident hallways for areas needing upkeep. Informs Maintenance Supervisor or Director of any concerns.

EDUCATION and/or EXPERIENCE: Less than a high school education; one to three years related experience or training; or equivalent combination of education and experience.
LANGUAGE SKILLS: Ability to read and comprehend simple instructions, short correspondence and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients and other employees of the organization.
MATHEMATICAL SKILLS: Ability to add, subtract, multiply and divide. Ability to perform these operations using units of American money and weight measurement, volume and distance.
REASONING ABILITY: Ability to apply common sense understanding to carry out instructions furnished in written, oral or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
OTHER SKILLS AND ABILITIES: Must be skilled and exhibit some expertise in one or more of the following trades: painting, patching, drywall repair/replacement, wallpaper hanging/removal. Ability to effectively manage multiple priorities. Ability to work in a fast paced and quickly changing environment. Must be skilled and exhibit some expertise in one or more of the following trades: electrical, plumbing, carpentry and drywall. Must have the ability to operate hand and power tools and equipment and have the ability to read basic measuring instruments.

While performing the duties of this job, the employee is regularly required to: stand, use hands to fingers, handle or feel, and reach with hands and arms. The employee may regularly lift and/or move up to 50lbs. Specific vision abilities required by this job include close vision, distance vision, color vision, and the ability to adjust focus (ability to adjust the eye to bring an object into sharp focus).

While performing the duties of this job, the employee will work in a clean, well-lighted and well-ventilated building. The noise level in the work environment ranges from quiet (ex: private office) to moderate (ex: business office with computers and office equipment, light traffic). OSHA EXPOSURE RISK CATEGORY: Category 3. Work environment involves limited physical risks or hazardous conditions.
OTHER WORK REQUIREMENTS: Must possess and exhibit a strong positive attitude toward customer service and have a genuine interest in geriatric care and uphold the philosophy of the community. Having and maintaining a valid PA state driver’s license, access to an automobile and auto insurance is preferred.
