Residential Property Administrator

Johannesburg

Salary: R300 000 – R350 000 CTC per annum

We’re looking for a proactive and detail-driven Residential Property Administrator to join a fast-paced property management team based in Johannesburg. If you thrive in a high-volume environment and enjoy working with tenants, leases, and financial processes, this role is for you.

Role Overview

You’ll play a key role in ensuring optimal occupancy, managing lease administration, and overseeing rental collections within a residential/student accommodation portfolio.

Key Responsibilities

Leasing & Tenant Administration

  • Manage and monitor tenant applications and onboarding processes
  • Vet documentation and perform credit checks
  • Capture and maintain accurate lease information
  • Process amendments and updates to tenant records
  • Track and report on occupancy levels and vacancies

Billing & Financial Administration

  • Generate monthly lease billings and tenant statements
  • Process debit runs, interest billing, and payment allocations
  • Perform reconciliations and maintain accurate financial records
  • Support monthly reporting requirements

Arrears & Collections

  • Monitor rental payments and follow up on outstanding balances
  • Manage tenant queries relating to billing and payments
  • Issue letters of demand and prepare repayment agreements
  • Coordinate handovers for non-performing accounts

General Administration

  • Assist with monthly reporting packs
  • Manage account closures and deposit refunds
  • Handle entry/exit inspections and recoveries

Requirements

  • Matric (essential), relevant Diploma advantageous
  • 2–3 years’ experience in property management
  • Exposure to student accommodation highly beneficial
  • Strong reconciliation and numerical skills
  • Proficiency in property systems / accounting software
