Role Purpose
We are looking for an experienced and strategic Project Director to lead the full lifecycle of the API Towers project in Dubai, a high-profile construction programme managed by QPM’s PMC practice. You will be the senior point of accountability for delivery, client satisfaction, budget performance, and team leadership, working directly with the client and all project stakeholders from design through to handover.
Key Responsibilities
Project leadership & strategy
- Define the project vision, objectives, and strategic direction in alignment with the client’s goals
- Develop and approve the project charter; establish key goals, milestones, and the governance framework
- Act as the primary point of contact between the client, contractors, consultants, and all stakeholders
- Facilitate clear and effective communication across all parties; mediate and resolve conflicts as they arise
Financial management
- Develop, monitor, and control the project budget; ensure cost-efficiency throughout the project lifecycle
- Review all cost information including breakdowns; provide reports and recommendations to the client
- Oversee procurement of materials and services, ensuring timely and cost-effective delivery
Delivery & execution
- Monitor design progress against schedule; chair weekly progress meetings; manage the LDC RFI process
- Oversee all tendering and procurement stages: EOIs, site visits, BAFOs, evaluation reports, and contract awards
- Manage construction supervision including Contractor plans, inspection regimes, and NCR resolution
- Oversee snagging, de-snagging, commissioning, taking-over certificates, and smooth handover to client
- Ensure Contractor submits all O&M manuals, spares lists, and attic-stock documentation
Risk, quality & governance
- Conduct risk assessments; develop and maintain mitigation and contingency plans throughout the lifecycle
- Define quality standards; implement quality control processes and resolve issues promptly
- Ensure full compliance with UAE regulations, building codes, HSE policies, and international standards
- Manage dispute resolution and change management processes with full documentation and LDC recommendation
Team leadership & project closeout
- Assemble, lead, and mentor the project management team; promote teamwork and continuous improvement
- Conduct post-project evaluations including lessons learned sessions to identify areas for improvement
- Promote sustainable practices and innovative solutions throughout the project lifecycle
What you bring
- Proven track record as Project Director or Senior Project Manager on large-scale construction projects
- Strong experience managing complex multi-stakeholder programmes across design, tendering, and construction
- Proven experience delivering large-scale high-rise, hospitality, and residential projects
- Deep expertise in cost management, scheduling, risk mitigation, procurement, and contract administration
- Experience with PMC delivery models and leading design consultant (LDC) management
- Familiarity with Labour Law, regulations, building codes, and HSE requirements
- Excellent English communication, reporting, and presentation skills; Arabic an advantage
