Foundation Property Group is a growing property business based in Cape Town. We acquire, develop,
and manage residential assets, with a strong presence in the Southern Suburbs and an expanding
footprint across the city. Our focus spans the full residential spectrum, including shared living and
student accommodation.
We operate with a lean but highly effective team, built to move quickly and make decisions without
unnecessary layers. As we continue to grow, we are looking for someone to step in, take ownership,
and ensure the day-to-day operations run smoothly and efficiently.
Working directly with the Founder and CEO, you will be exposed to every aspect of the business. From
acquisitions and development through to asset management and operations, this role offers a broad,
hands-on view of how a modern property business is built and scaled.
The Role
This is a hands-on operations role at the centre of the business. You will be the first point of contact for the day-to-day running of the portfolio, taking responsibility for issues as they arise and making sure nothing is left unattended. That includes managing tenant communication, resolving maintenance matters, coordinating contractors, overseeing deliveries, and keeping everything moving as it should.
During leasing season, your focus will shift to the market. You will stay close to pricing, positioning, and demand, ensuring our units remain competitive and well presented. This period involves coordinating viewings, managing move-ins and move-outs, compiling inspection reports, and drafting and issuing leases.You will also support the CEO on development-related work where required, giving you exposure beyond pure operations into the broader growth of the business.
Responsibilities
- Act as the first point of contact for tenants, managing communication and resolving issues through
to completion
- Coordinate contractors, repairs, deliveries, and installations, ensuring quality and follow-through
- Manage leasing end-to-end, including viewings, renewals, move-ins/move-outs, and inspection
reports
- Maintain accurate tenant and property records while keeping operations organised and tasks on
track
- Oversee day-to-day portfolio operations, ensuring nothing is missed or left outstanding
- Monitor maintenance schedules, service contracts, warranties, and liaise with insurers where
required
- Track maintenance spend, assist with budgeting, and provide clear operational updates to the
director
- Support tenant onboarding and ensure a consistent experience across properties
- Take ownership during high-pressure periods and step in where needed
- Identify and implement process improvements, and assist with ad hoc projects
Note: Leasing is seasonal, with peak activity around the middle of the year and early in the new year.
You do not need a perfect CV. We are looking for someone who matches our energy, drive, and
passion
A background in property, construction, operations, or administration is helpful but not essential. Most
importantly, we measure success by being the best, not the biggest – we want someone who shares
that mindset.
Practical Requirements
- Based in Cape Town
- Own reliable transport and a valid driver's licence – petrol and travel costs to be compensated
- Ability to work flexible hours during peak leasing periods or urgent operational needs
- Comfortable using standard office software (e.g., Excel, Word, email) and property management
tools
