SUMMARY:
Preventative & Reactive Maintenance
- Implement and manage a preventative maintenance program for all hotel assets
- Perform routine inspections of:
- Guest rooms and suites
- Public areas (lobby, spa, restaurants, pool, gym)
- Back-of-house facilities
- Respond promptly to maintenance requests and breakdowns
- Ensure minimal disruption to guests during repairs
Technical Systems Management
- Oversee maintenance of:
- Electrical systems (lighting, DB boards, generators)
- Plumbing systems (pipes, geysers, drainage)
- HVAC systems (air-conditioning, ventilation)
- Pool and spa equipment
- Liaise with specialist contractors when required
- Ensure all systems comply with safety and operational standards
Team Supervision
- Supervise and coordinate maintenance staff and contractors
- Allocate daily tasks and monitor work quality
- Provide on-the-job training and mentorship
- Maintain staff schedules, shifts, and standby duties
Compliance & Safety
- Ensure compliance with:
- Occupational Health & Safety (OHS) regulations
- Fire safety standards and evacuation procedures
- Conduct regular safety inspections and risk assessments
- Maintain records of maintenance logs, incidents, and inspections
Facilities & Grounds Maintenance
- Oversee upkeep of:
- Swimming pools and water features
- Landscaping and irrigation systems
- Exterior buildings, pathways, and parking areas
- Ensure the property maintains a pristine 5-star appearance at all times
Stock & Budget Control
- Manage maintenance inventory (tools, parts, consumables)
- Source and procure materials cost-effectively
- Assist with budgeting and cost control for maintenance operations
Guest Interaction
- Occasionally interact with guests in a professional and courteous manner
- Resolve in-room maintenance issues quickly and discreetly
- Uphold the hotel’s luxury service standards
POSITION INFO:
Qualifications & Requirements
Education & Certification
- Trade qualification (Electrical / Plumbing / Mechanical)
- Certification in HVAC or refrigeration (advantageous)
- Health & Safety certification (e.g., OHS Act knowledge)
Experience
- 3–5+ years in a hotel or hospitality maintenance environment
- Experience in a 4 or 5-star hotel highly preferred
- Proven supervisory or team leader experience
Technical Skills
- Strong multi-skilled technical ability:
- Electrical fault finding
- Plumbing repairs
- HVAC systems
- General building maintenance
- Ability to read technical drawings and manuals
Administrative Skills
- Maintenance scheduling systems (e.g., PMS or job card systems)
- Basic computer literacy (Excel, email, reporting)
- Record keeping and reporting
