About the Role
GPO Maintenance is a licensed Washington general contractor managing maintenance for approximately 285 residential units across homeowner associations, single-family homes, and multi-family buildings in West Seattle, South King County, and North Pierce County. We’re looking for a Lead Maintenance Technician to run our field operations.
This is a hands-on, field-first position — about 80–85% of your day is trade work, with 1 to 1.5 hours of scheduling, documentation, and coordination. You’ll work directly with the owner and a supportive office team that handles vendor scheduling, invoicing, and admin so you can focus on getting the work done right.
The work is varied: routine maintenance, unit turnovers, property inspections, multi-trade repair projects, and occasional real estate improvement work. No two weeks look the same. GPO is also expanding into insurance restoration and claims work, so there’s room to grow with the company.
What You’ll Do
– Perform residential maintenance and repairs across multiple trades: tenant/owner requests (including routine like-kind plumbing/fixture/switch/outlet replacement), carpentry, painting, drywall, appliances, flooring, and locksmithing
– Run unit turnovers and tenant move-in prep to standard and on schedule
– Conduct property inspections that identify maintenance needs, safety hazards, and preventative opportunities and generate work orders — not just check boxes
– Manage daily/weekly work schedules and prioritize work orders in AppFolio, collaborating with the office team
– Prepare cost estimates and communicate them before starting non-emergency work above threshold
– Coordinate multi-trade projects in the field (e.g., managing the sequence from leak discovery through drywall close-up across plumbers, dry-out, and finish work)
– Build out a preventative maintenance program over your first 90 days as you inspect the portfolio
– Supervise and mentor an intermediate maintenance technician — including guidance, training, and performance feedback — as the business and team grow
– Document all work with before/after photos and descriptions in AppFolio; track time and materials for invoicing; maintain asset history for capital components across all properties (single-family homes, multi-family buildings, and HOAs)
– Verify subcontractor work quality on-site when GPO coordinates outside trades
What We’re Looking For
Required:
– 7+ years hands-on residential maintenance or general contracting experience (10+ preferred)
– 5+ years specifically in residential property management maintenance
– Multi-trade proficiency: handyman, plumbing, carpentry (interior-exterior), painting, drywall, appliances, flooring
– Experience supervising maintenance staff or subcontractors
– Experience preparing cost estimates and managing job budgets
– Comfortable with technology: work order systems, email, Slack, smartphone apps, basic spreadsheets
– Valid WA driver’s license, clean record, reliable truck or van with tool storage
– Own a comprehensive set of hand and power tools for residential maintenance
– Bondable, pass background and drug screening
Preferred (Not Required):
– Multi-property type property management company experience
– HOA/condo common-area maintenance experience
– AppFolio or similar PM work order system experience
– Insurance restoration experience (water intrusion, flood, mold) and/or Xactimate
– EPA RRP certification
– IICRC certification (WRT, ASD, or similar)
– OSHA 10-Hour Construction Safety certification
Physical Requirements
– Lift 75+ lbs (appliances, materials)
– Climb ladders, access crawl spaces and attics, work in confined areas
– Work in all Pacific Northwest weather conditions year-round
– Travel between job sites daily (mileage reimbursed for site-to-site; commute not reimbursed)
