Position Overview
The Handyman / Maintenance Technician is responsible for ensuring the effective maintenance, repair, and upkeep of the retirement village’s common property and grounds. This includes overseeing the proper functioning of all communal facilities, equipment, and infrastructure to provide a safe, comfortable, and well-maintained environment for residents and visitors.
Main Duties and Responsibilities
- Conduct regular inspections and carry out maintenance tasks across all common areas, such as gardens, walkways, and exterior spaces, to ensure they remain clean, safe, and in excellent condition for residents and visitors.
- Maintain, service, and repair kitchen equipment, air conditioners, water pumps, lifts, generators, and lighting systems throughout the village. When required, coordinate and supervise specialised repair works by external professionals to ensure all systems are functioning optimally.
- Respond promptly to maintenance requests and emergencies reported by residents or management.
- Ensure all equipment and systems are operating efficiently and safely; arrange for specialist repairs when necessary.
- Monitor and maintain inventory of maintenance supplies and tools.
- Assist with minor plumbing, electrical, carpentry, and general repairs as required.
- Work closely with management to schedule preventative maintenance and coordinate larger projects.
- Manage relationships with external contractors and service providers, ensuring quality and cost-effectiveness.
- Assist with waste management and recycling processes to ensure proper disposal and sustainability within the retirement village.
- Maintain accurate records of all maintenance activities, repairs, and inspections.
- Comply with health and safety regulations and promote safe work practices at all times.
- Conduct Site Induction with appointed Contractors as per health and safety regulations.
- Provide input into the 10-year maintenance plan by identifying long-term maintenance needs, estimating the lifespan of key infrastructure and equipment, and recommending scheduled upgrades or replacements. Participate in annual reviews of the plan to ensure it remains aligned with the evolving needs of the retirement village and incorporates feedback from ongoing maintenance activities.
Key Skills and Qualifications
- Proven experience in property maintenance, preferably within a residential or retirement setting.
- Basic knowledge of kitchen equipment, HVAC systems, water pumps, lifts, generators, and lighting.
- Ability to perform minor repairs in plumbing, electrical, and carpentry.
- Strong problem-solving skills and the ability to work independently.
- Good communication and interpersonal skills, with a focus on resident satisfaction.
- Physical fitness and the ability to safely lift, carry, and operate equipment.
- Ability to use your initiative and take charge of a situation.
- Ability to be thorough, observant, and pay attention to details.
- Up-to-date computer skills, i.e. use of Microsoft Office suite and Google Workspace will be advantageous.
- Valid driver’s licence and reliable transport preferred.
Working Hours and Conditions
Standard working hours apply, with flexibility required for occasional after-hours emergencies or scheduled maintenance. The role involves both indoor and outdoor work, and requires adherence to safety protocols at all times.
