We are seeking a commercially strong Financial Analyst (CA(SA)) to play a central role in driving financial insight, feasibility accuracy and funding readiness across the business.
This is a high-impact role suited to a technically sound and analytically sharp finance professional who thrives in a fast-paced property development environment and is comfortable operating across both strategic analysis and hands-on financial execution.
The successful candidate will support development feasibilities, cash flow visibility, executive reporting and continuous improvement of financial processes to enable informed decision-making at leadership level.
Key Responsibilities
Financial Feasibility & Commercial Analysis
- Prepare and analyse detailed development feasibilities and projected returns
- Calculate and monitor project interest rolls and funding costs
- Map and track project funding requirements, raise targets and pre-sale thresholds
- Analyse project cost efficiencies and margin drivers
- Support commercial decision-making through scenario modelling and sensitivity analysis
Operational Finance
- Drive and monitor key cash flow items across development entities
- Review and submit project draw reconciliations
- Review VAT submissions and support tax compliance processes
- Support budgeting, forecasting, and variance analysis
- Assist with new entity set-ups (SARS, CIPC, accounting systems)
- Review and implement finance-related legal agreements
- Support bank funding requirements and lender information requests
Accounting Oversight
- Oversee completeness and accuracy of trial balances across entities
- Manage and coordinate annual audit processes and audit readiness
- Implement accounting system improvements and automation initiatives
- Oversee project transfer accounting and finalisation
- Reconcile sales systems to accounting records
- Reconcile third-party platform reports and calculate sales splits
- Reconcile final transfer accounts and project return positions
- Drive continuous process efficiencies and reporting improvements
Reporting & Executive Pack Preparation
- Prepare monthly executive and management reporting packs
- Compile project performance and funding reports
- Produce bank funding packs and lender reporting
- Develop smart, live reporting dashboards to enhance visibility
- Provide ad hoc financial analysis to leadership
Company Secretarial Support
- Coordinate shareholder meetings
- Prepare agendas and accurate meeting minutes
- Maintain statutory and governance documentation
Minimum Requirements
- CA(SA) qualification
- 3–5 years’ post-articles experience in a financial analysis, commercial finance, or project finance role
- Strong financial modelling and analytical capability
- Advanced Microsoft Excel skills (pivot tables, lookups, nested IFs, financial models)
- Demonstrated experience producing high-quality reporting packs
- Proven ability to operate independently in a fast-paced environment
Highly Advantageous
- Property development, construction, or real estate finance experience
- Exposure to multi-entity environments
- Experience supporting bank funding or development feasibilities
- Experience with Xero and/or Syft
