CENTRE MANAGER (RETAIL PROPERTY) – R 40k pm – OUDTSHOORN AREA, CPT
This is a role for someone who takes ownership. You’re the person who walks a centre and immediately sees what needs to be improved, who builds strong tenant relationships, and who runs operations like a business, not a checklist. If you enjoy being at the centre of everything, this is that role.
What you’ll drive:
Centre Performance & Tenant Experience
You build strong relationships with tenants, stay close to their performance, and ensure the centre operates at a high standard every day.
Operations That Run Properly
You take control of security, cleaning, maintenance, and contractors, ensuring the asset is consistently well maintained and professionally run.
Leasing & Occupancy
You play an active role in leasing, negotiations, and reducing vacancies while strengthening the tenant mix.
Financial Control
You manage budgets, track income and expenses, monitor arrears, and report clearly to landlords with insight, not just numbers.
Marketing That Drives Footfall
You coordinate campaigns and work with marketing partners to keep the centre active, relevant, and commercially effective.
Requirements
Who this suits:
- You’ve managed a retail or commercial property and understand how centres actually operate
- Matric and Business Administration qualification or similar preferred
- You’re comfortable balancing people, operations, and numbers
- You’re confident engaging tenants, contractors, and landlords
- You take initiative and don’t wait to be told what to fix
- You enjoy being on-site and in control of a live environment

Financial Control Tenant Relationships
• Be the main point of contact for all tenants
• Manage day-to-day communication and engagement
• Monitor turnover reporting and drive accountability Operations & Maintenance
• Full oversight of security, cleaning, and soft services
• Manage contractors and ensure the centre is always in top condition
• Drive preventative maintenance planning
• Ensure full Health & Safety compliance (OSH Act) Marketing & Centre Performance
• Coordinate and lead tenant marketing initiatives
• Work closely with external marketing partners
• Support and drive centre-wide promotional activity Leasing & Vacancies
• Handle leasing enquiries and negotiations
• Prepare leasing proposals and manage documentation
• Maintain vacancy schedules and support occupancy growth Financial & Reporting
• Prepare and manage budgets, forecasts, and variance reporting
• Monitor arrears, collections, and tenant performance
• Compile monthly management packs for landlord reporting
• Oversee turnover rentals and recoveries
